Our Policies

To make sure your stay is perfect right from the start, have a read through our rental conditions so you get a feel of how we operate. Please get in touch if you would like us to clarify anything.

Rates & Payments:

Rental Rate:

$3100 per Week

$263.50  8.5% NH Room Tax

$500 Security / Damage Deposit      Refundable within 2 weeks of check out

Total weekly rate:   $3863.50 with the refundable security deposit

The price you actually pay after your security deposit return is $3363.50 which is the weekly rate of $3100 plus the NH 8.5%  room tax which is 263.50.

On confirmation of the booking, we will ask that you read through and sign our rental agreement, which includes our terms and conditions.

A deposit of half of the total is due within seven days of booking. The other half is due 6 weeks before check in. Acceptable payment methods are a personal check or bank check in US dollars. We will confirm the payment details at the time of booking.

Deposits & Cancellation:

Security deposit: Shall be refunded within 14 days of departure, as long as our home is free of damage, no excessive cleaning is required due to the house being left in an unacceptable state or any other cost is incurred due to misuse of our home.

We operate a ‘No Cancellation Policy’. However, we do understand that sometimes plans change. If you need to cancel and we are able to rent your week to someone else, you will receive a 90% refund. If we are not able to rent your week, your payment will be forfeited.

Refunds: We are unable to offer refunds of rental payments due to shortened stays, whether they be for work or family engagements, emergencies, weather conditions or any other reason.

Arrival & Check-in:

Maximum Occupancy: To avoid overcrowding, the maximum number of guests we can have staying at The Beach House is six people. We do not allow visitors.

Check in / Check Out: Check-in begins at 3 pm on (the “Check-in Date”) and check-out is no later than 10 am on (the “Checkout Date”). We are not able to offer early check-in or late check-out.

Access: We have a little annex at the home and at times we could be on hand. If we are there we keep a low profile, so as not to intrude on your vacation, however, if we feel that it’s necessary to inspect or repair anything during your stay we do exercise a right of access policy.

Cleaning and Housekeeping:

Our commitment to cleanliness: We are proud housekeepers and always endeavor to leave The Beach House as we would want to find it. If on check-in you find any of the rooms unclean or items damaged, please let us know immediately, so that we can correct the situation.

Keep it clean: We do not offer a daily housekeeping service, so please treat our home in the manner you would expect others to treat your own.

Ready to rent policy: We operate a ‘ready to rent’ policy, which means the premises should be left in a ‘ready to rent’ condition on check out. If we find the property in need of maintenance, excessive cleaning or repair after check out we will deduct those costs from the security deposit prior to refund. Any damages over and above the security deposit are the tenant’s responsibility.

Before checkout, we ask that you thoroughly clean and put away all utensils, plates, pots, and pans, and remove food, drink, trash, and recyclables from the home. Please also make sure the air conditioning is switched off and all windows and doors are closed and locked.

Bed linens and towels:  We do not supply sheets and towels (unless agreed upon at an additional charge). We do supply mattress pads, bedspreads, and pillows on all the beds.  Please do not use our bedspreads or blankets to take to the beach!

Waste disposal: To keep our home and neighborhood clean and odor-free, we ask that guests dispose of all waste material generated during the rental period in the allocated trash and recycling in bins located on the left side of the house. The bins must be put out Sunday night for early Monday morning pick up.

House Rules:

No smoking: We do not allow smoking , vaping or e-cigarettes in our home. We ask that guests respect the no-smoking policy, or expect to forfeit the security deposit.

Guest invitations:  We have a no visitor policy.

We have worked really hard making our vacation home nice and we would like to keep it that way so we do not overload the house, we limit the rental to 6 people, we do not allow visitors, get-togethers or parties of any kind.

Everyone in the rental party must be listed in the rental agreement.

No gatherings or parties: We love our guests, but we also have a great relationship with our neighbors and like to keep it that way. That means we expect our guests to act in a responsible manner. No parties, or other noisy gatherings during your stay. Quiet time starts at 11 pm, please keep outdoor noise levels down after this time.

No pets: We love animals, but out of respect for all guests we operate a NO PETS POLICY. If we find evidence of pets on the premises the rental agreement will be terminated and you’ll be asked to vacate the premises immediately; forfeiting your rental and security deposit payments.

Parking: There is parking in the driveway for a maximum of 3 cars. No campers or boats, please! No on street parking.

TV, Internet & Phone: You’ll find Expanded Cable TV and high-speed internet at The Beach House. Please do not ask for a refund due to any outages, or personal preferences with regard to content or cable/internet service.

There is no land line (phone) in the house you will have to rely on your cell phone.

Air conditioning: We have central air.  Before putting the air conditioning on, we ask guests to close all doors and windows; keep them shut the entire time the air is on.

Insurance & Safety

Accidents and personal belongings: We love our guests and want them to enjoy a happy and safe stay at The Beach House. We ask that you look after our home and yourselves, as we are not responsible for any accidents, injuries, illness, or loss of valuables or personal belongings during your stay. When you accept the reservation, it is upon the understanding that you assume the risk of any harm or loss arising from the use of our premises.
